The Cobbs Creek section of southwest Philadelphia, like much of the City, is facing increasing development pressures, causing some seniors to be priced out of their homes. And the financial impacts of maintaining an older twin house can prove difficult to those on a fixed income. The goal of Community of Compassion CDC was to provide much-needed affordable senior housing so long-time residents can stay in their neighborhood.

The design of Compassion Senior Living reflects the desire of the CDC to draw inspiration from the historic context of brick twin and rowhouses with front porches. Exterior materials and window bays reflect those precedents. Generous windows and balconies at the upper floors allow residents a direct connection to the outside and neighborhood.

The development consists of 38 one-bedroom apartments with amenity spaces and a large community room on the primary frontage of Catharine Street. Designed to meet Enterprise Green Communities certification, the project was awarded PA LIHTC in 2022 with residents moving in in Spring of 2024.
